Build Process
Below is an outline of the process of building a custom home or addition with Lower Cape Construction, Inc.. Here we walk you through the steps we take, from our initial meeting to handing you your very own set of keys. We take pride in this process which is ultimately tailored to meet your needs.
Step One: Meetings
First Impressions! The building process begins with a series of meetings so we can discuss the various issues related to construction. More importantly, it is an opportunity for us to get to know each other so we can better determine your needs. This may require that you meet with members of our building team depending on your particular situation.
First meeting goals can include:
- Review plans
- Determine your needs
- Meet with architect, if applicable
- Discuss types of contracts
- Walk proposed building site or home for remodeling to anticipate permitting needs and suitability for building styles
Second meeting goals can include:
- Outline Scope of Project from detailed general construction worksheet
- Make a general list of materials
- Introduce you to our suppliers and experts, if required
- Review your drawings and/or architect’s plans
- Make as many decisions as possible in this early stage so an accurate proposal can be written
Step Two: Proposal
It’s all in the details! Based on the information compiled at our previous meetings during which we outlined the scope of the project, Lower Cape Construction, Inc. creates a detailed proposal (estimate) so that you understand what we are offering at the specified price.
The following items will be included with the proposal:
- Construction timeframe
- Estimated price
- Specifications for the project
- Various material "options" depending on the selections you
Step Three: Acceptance of Proposal
Go for it! Much of the preliminary work is finalized in this step.
- Client makes final "options" selections
- Architect completes plans, if necessary
- Engineer completes structural drawings, if necessary
- Engineer completes Site/Septic drawings, if necessary
- Provide advice on potential permits, which will
include: The Board of Health, Building and Fire Departments, and may include Conservation, Historic, and Board of Appeals depending on your particular situation
- Anticipate areas of difficulty and/or potential for extra costs
Step Four: Contract Package
Sign on the dotted line! The final price and construction time frame might be adjusted depending on the final selections you have made and/or any changes in the final drawings.
- Agreement between Lower Cape Construction, Inc.. and you, the client
- New price & construction timeframe based upon final information
- Detailed Specifications
- Site Plan
- Architectural and Engineering plans
- Worker's Comp and Liability Insurance Certificates forwarded to you
- Warrantee information
- Any additional “Exhibits” as they pertain to the project Upon signing the contract, you will receive the following:
- Folder including all of the above
- We will apply for the Building Permits
Step Five: Construction Process
Now the fun begins! Your new home will be unique and we embrace the challenges ahead. All of our hard work in the previous steps now pays off. Our commitment to you is as follows:
- Monitor the construction of you home, which includes scheduling of Our Building Team, ordering of materials, quality control
- Communicate with you via phone, email, and fax
- Maintain communication with designers, architects and engineers if needed
- Meet with you on a weekly basis, either by phone or on site
- Recommended monthly meeting on site
Step Six: Your Home is Complete
Congratulations…The keys are yours! We have come a long way together and this is a very exciting time. Your trust and faith in us is a privilege that we value and honor. Many of our client relationships have turned into long-lasting friendships. While this is the end of the project we realize it is also a beginning. You can count on us to produce the following:
- Walk through your new home to determine a “Punch List,” if needed
- New home orientation
- CD of Start to Finish photos of your home
- An Owners' Manual including all warranties and user manuals
- Completion of items on “Punch List”
